Who needs a purchase licence?


EU/EFTA nationals living in Switzerland

They have the same rights as Swiss nationals when purchasing property and therefore do not require a permit to buy a flat, house or plot of land. Switzerland has an agreement with the United Kingdom.

Third-country nationals living in Switzerland

You need a permit to purchase the following goods:

Holiday accommodation (which can be rented out temporarily),
A residential unit in an apartment hotel
Second home (which cannot be rented out).
You do not need any authorisation to purchase your primary residence and building land if you meet the following requirements:

You have a valid residence permit (usually a B permit)


You will be living in the property in question and not renting it out.
You are planning to build and construction work can begin in the year following the purchase of the property.


Holders of a permanent residence permit


If you have a permanent residence permit (C permit), you have the same rights as Swiss nationals when purchasing property and therefore do not require a permit to buy a flat, house or plot of land.

Cross-border commuters

EU/EFTA nationals who work in Switzerland as cross-border commuters (cross-border commuter permit, G permit) can live in the area where they work without a permit.
