Market analysis & valuation: An estate agent does not estimate the price based on gut feeling. They analyse recent property sales, hedonic valuation and the competitive landscape in the region.
The bureaucratic battle: sourcing and checking documents that owners often aren’t even aware of (land registry extracts, cadastral plans, easements, condominium regulations, building insurance policies).
The sales dossier (property brochure): Creating professional floor plans, drafting legally compliant texts, and coordinating photographers or drone aerial photography.

2. The Invisible Part II: Marketing & the Filter Function
Strategic placement: Not just advertising on property portals, but cross-referencing the estate agent’s own database of prospective buyers (often the buyer is found here).
The ‘firewall’ for the owner: The estate agent filters out ‘property tourists’ (people who just want to have a look) and those without a genuine intention to buy or sufficient creditworthiness. This saves the seller time and protects their privacy.

3. The Crucial Phase: Viewings and Negotiations
The psychology of a viewing: An estate agent conducts viewings differently. They recognise prospective buyers’ objections immediately and can professionally counter them without getting emotional (owners are often emotionally invested).
Negotiation skills: When several parties are interested, the estate agent manages the bidding process to secure the best possible price.

4. The final sprint: legal certainty right up to the handover of the keys
Credit check: Co-ordination with the buyers’ banks to ensure that the confirmation of financing is watertight.
Notary & contract of sale: Drafting the contract of sale in collaboration with the notary, attending the notarisation and, finally, the handover of the property.
